I’d say the cause is uncontrolled capitalism that has made housing into a commodity that the average person can’t afford.
I think the financial sector reliance on the housing market for growth has hurt the people who actually just want to live somewhere.
There’s also problems with land use due to racist zoning, many cycles of consolidation, influence of car companies, etc. We are overdue for land reforms.
It’s more of a symptom of the problem than the root cause. A system that places the needs of landlords above all others is the root.
